Hi Neighbor,


My name is Barry Herold and have had a home at 84 Chicory for the past 3 years. When up here this July several of my

neighbors advised me of the storm. Looking at my roof from the deck and road, I did not see any damage so I did not go any further. When Jim Lassiter sent his email out advising to have an insurance adjuster take a closer look I notified my insurance agent and requested an adjuster take a closer look. The outcome was total roof replacement due to hail damage. Needless to say I was very surprised and also glad I had taken the action to have my roof evaluated. Over the past 10 days I have been fully involved with roofers for estimates, research of products proposed for use, installation instructions, product specifications and researching the roofers providing estimates. The following is an outline of the results from my research. Many homeowners in Laurel Brooke have already had their roof replaced, some have not investigated and many live in different parts of the country and have not seen the activity here over the past 3 months.

Insurance - I have been in the insurance industry for the past 35 years and can give some insight as to how you may proceed.

First step is to contact your insurance agent and request an adjuster visit your house for a damage assessment. There is no charge to have this done. When I contacted my agent, the adjuster was on the roof within 2 days, he made an evaluation (replace roof) and the claim check arrived within days. My agent advised that since the loss was a catastrophic act of God, it would not impact my premium nor result in non-renewal of my policy.

Roofers - The next step was to have roofers visit my house for repair estimates. I sent an email to the homeowners in Laurel Brooke since I did not have any experience with any roofers in the area. Several replied to my inquiry and that was my starting point. My thanks to those taking the time to respond. Since I was not at the house during the insurance adjuster and roofer estimates I began to research prior to my trip back to the house to address the roof repair. There were 4 estimates which ranged from higher to lower than the insurance adjuster estimate and I wanted to know more about the materials to be used and those quoted. 

Roof Material - My roof is a shingle roof so the first step was roof shingles. I reviewed Owens Corning, Certain Teed and GAF. After reviewing the product specifications and rating, I had one roofer show me samples of Certain Teed and GAF. There was no question after looking at the product that GAF would be my choice. You can see the product at GAF.com . The next step was underlayment. The common underlayment is felt either 15 pound or 30 pound (only difference is thickness and weight), however, one roofer advised me to look at a product called Titanium. This product is lighter and stronger than felt, to see this product go to interwrap.com and look at the UDL-25Plus product. Finally the perimeter protection for the roof which is sometimes called Leak Barrier or Weather Watch (GAF). This product is a rubberized product which is adhesive backed and placed in valleys where roof direction changes to provide additional protection (some roofers use aluminum). This material is placed in the valleys and every edge of the roof. One purpose is to prevent leaks resulting from ice dams. An ice dam happens when snow on a roof melts due to heat within the house and then runs down the roof. When the water gets to the eaves there is no heat under the eave and it can freeze. As it builds up, it also backs up under the first row of shingles and can freeze again. When it freezes, it expands and can compromise the seal of the roof shingle.

Roofer Selection - Some of the questions to ask would be: Is this a professional roofer of General Contractor? General

Contractors sub-contract the roof project and you don't know who will ultimately do the work. Is the roofer insured and do they have workers compensation? This is to assure you that should the roofer cause any damage to your house in the process of installation they have an insurance policy. It also protects you should a worker fall or get injured, the roofer policy will respond otherwise it could wind up on your homeowners policy as the injury occurred on your property. Is the crew that will be working on your roof a full time crew for that roofer? If the roofer has part time roofers or sub-contracts out it could become an issue. What are the payment requirements? I had some roofers want 50% down prior to doing the work. With a large down payment, you are buying the materials and not sure when the work will be done. When you hold the money, you have the control and more input as a job progresses. When will the job be completed? With the material and color I selected one roofer told me the materials were not available and it might be 60-90 days before he could get started.

What I used and why - As I mentioned above I used GAF Timberline HD shingles with the Weather Watch product on my roof perimeter and the Titanium underlayment. 

The roofer I used was Jay Diamond of A1Roofman out of Ellijay. He was able to provide the above materials. Last Wednesday morning I told him he would do the job. By the end of the day he had his dumpster in position in my driveway and sent some of his crew to Atlanta to pick up the shingles and products I selected. Thursday the shingles and crew arrived and began work. Friday they finished the job, cleaned up the property and by Friday evening the job was done.  A1Roofman also does metal roofing and tree removal. I had him remove 2 trees while his crew was working on the roof and cut them down to size for splitting for firewood.

I was impressed that, 1) he could get the materials and job done in a short time frame, 2) his crew working on my roof had been with him for the past 6 years, 3) he did not ask for any money until the job was done and we both inspected the cleanup, 4) his estimate was lower than ALL other roofers, in fact the job was done for less than the insurance company payment for the loss.

With no money out of pocket and a new roof, I am a happy camper.

Given the damage from hurricane Irene on the east coast I would estimate a shortage of roofing material in the next month or two so if you are thinking about looking at your roof I would suggest moving quickly since there are not many roofers working up here in the winter.

I hope some of my experience has helped with this situation. Many homeowners have already replaced their roof and there are many roofers in the area, the above is just my research and action.

Thanks again to those offering suggestions and I hope you have your insurance company or a roofer at least take a look. Best case scenario is you get a new roof with no money out of pocket - worse case scenario is you do nothing.
